Estimate home-loan borrowing capacity
Set your own repayment-budget and maturity-age assumptions. These are not lender approval rules.
Includes existing and proposed loan payments.
Capacity = available EMI budget ÷ EMI per rupee borrowed. Tenure is limited by the requested term and the assumed maturity age. Age is approximated in completed years.
This does not assess credit score, employment, property value, loan-to-value limits, down payment, dependants or lender criteria. Estimated capacity is not approval or an affordability guarantee.
Partial prepayment or full foreclosure
Enter the current balance immediately after a scheduled EMI. The extra payment is assumed to happen at that same time, with no additional accrued interest.
Include applicable fees and taxes from your lender’s quote.
| Component | No extra payment | With extra payment |
|---|
Compare a balance transfer
Compare remaining payments on your current loan with a new loan for the same outstanding principal. Fees are paid upfront, not added to the new loan.
Include processing, legal, valuation, registration and applicable taxes.
| Component | Keep current loan | Transfer loan |

How to interpret these estimates
What assumptions do the loan calculations use?
Fixed annual rates, monthly reducing balances and month-end payments. The quoted annual rate is divided by 12. At 0% interest, EMI equals principal divided by months. Displayed amounts are rounded, but calculations retain precision.
Does partial prepayment reduce EMI or tenure?
This tool keeps the calculated EMI unchanged and reduces the remaining tenure. Your lender may offer a different option. Full foreclosure repays the entire balance immediately.
Does a smaller EMI mean a cheaper balance transfer?
Not necessarily. A longer new tenure can reduce EMI while increasing total interest. Compare the full remaining payment totals and all transfer costs.
Are investment returns and tax benefits included?
No. Savings are undiscounted cash-flow comparisons. They exclude the opportunity cost of prepayment funds, tax benefits, future rate changes and costs not entered.
Are prepayment charges automatically determined?
No. Applicable charges depend on your loan and lender terms. Enter the actual quoted amount; the default zero is not a statement that charges are waived.
