Bollywood actress Karisma Kapoor has renewed the lease of her premium Bandra West residence even as her children — Samaira Kapur and Kiaan Raj Kapur — remain locked in a major legal dispute over their late father Sunjay Kapur’s ₹30,000-crore estate with his widow Priya Sachdev Kapur.
Luxury Bandra Apartment Lease Renewed for One Year
According to IGR property registration documents reviewed by Square Yards, Karisma has signed a fresh one-year lease agreement worth ₹66.12 lakh for her apartment located in the upscale Grand Bay Condominium on Hill Road, Bandra West.
Key property details include:
- Carpet area: 2,200 sq ft
- Parking: 3 dedicated car spaces
- Monthly rent: ₹5.51 lakh
- Security deposit: ₹20 lakh
- Stamp duty: ₹17,100
- Registration fee: ₹1,000
- Lease period: November 2025 – November 2026
The lease was officially registered on 14 November 2025.
The tenant continues to be Kongsberg Maritime India Pvt. Ltd., the same occupant from the previous agreement.
What Karisma Paid Under Her Earlier Lease
The earlier lease, initiated in November 2023, included:
- Year 1: ₹5 lakh/month
- Year 2: ₹5.25 lakh/month
- Total for two years: ₹1.23 crore
The new agreement reflects a rental increase in line with premium Bandra real estate trends.
Legal Battle Over Sunjay Kapur’s Estate Intensifies
The lease renewal comes during a crucial phase of the inheritance dispute involving Samaira and Kiaan, who have accused their stepmother Priya Sachdev Kapur of manipulating or forging Sunjay Kapur’s will.
University Fee Dispute Reaches Court
Karisma’s legal team recently informed the Delhi High Court that Samaira’s university fees abroad were not cleared by the estate managers.
However, Priya Sachdev’s lawyer, Sheyl Trehan, countered the allegation by presenting payment records showing that ₹95 lakh per semester had already been paid. Trehan added that the next installment was due only in December.
Will Forgery Allegation Strongly Denied
Priya’s legal team dismissed all accusations of altering the will.
Senior advocate Rajiv Nayar argued:
“There is nothing unusual about a husband leaving his assets to his wife. This is a longstanding tradition in their family.”
Sunjay Kapur’s Passing and the Ongoing Court Case
Industrialist Sunjay Kapur, known for his business legacy and passion for polo, passed away in London in June during a polo game. His sudden demise triggered the inheritance dispute between:
- His children Samaira and Kiaan, and
- His widow Priya Sachdev Kapur
The Delhi High Court is continuing to examine arguments, financial documents, receipts, and statements from both sides.
